General Pool Repairs in Southwest Florida

Cracked walls and failing floors are more common than most homeowners expect. The cause matters as much as the crack. We find out why before we recommend how.

Leak Detection & Repairs

Why the Cause Matters

A crack in a pool wall or floor can come from several different sources. Hydrostatic pressure from a high water table, which is common across most of Collier County and the lower-lying areas of Lee County. Soil movement from expansion and contraction in Florida’s seasonal heat. Settlement under the pool shell over time. Poor original construction that placed steel reinforcement incorrectly. Each of these causes requires a different approach, and a repair that does not address the underlying cause will open again.
We do not patch cracks and move on. We assess what created the damage, explain what we found in plain language, and recommend the correct repair. If the issue is hydrostatic, the drainage and valve situation needs to be addressed before any surface repair makes sense. If it is settlement, the repair approach is different from one driven by expansive soil movement. The diagnosis comes first.

Common Repair Types

  • Structural cracks in pool walls and floors
  • Hollow or delaminating plaster
  • Coping damage from impact, age, or frost
  • Failing fittings, main drains, and returns
  • Step and bench damage
  • Tile delamination
  • Hydrostatic valve failure

Florida-Specific Conditions

Pools in Cape Coral’s canal-front communities are particularly susceptible to hydrostatic pressure from the surrounding water table and canal network. Pools in Naples and Marco Island near the coastline may experience salt intrusion into the surrounding soil. Pools across Fort Myers built on sandy or formerly wetland soil may experience differential settlement. We know these conditions and factor them into every assessment.

FAQ

Frequently Asked Questions: General Pool Repairs

How do I know if my pool has a structural crack versus a surface crack?

A structural crack goes through the shell and may allow water to seep into the surrounding soil. A surface crack is limited to the plaster layer. Tapping around a crack with a coin and listening for a hollow sound is one way to identify delaminated or compromised plaster. We assess this properly during a site visit.

Can a cracked pool still be used while waiting for repair?

It depends on the nature and location of the crack. Some cracks are safe to swim with while others indicate an active leak that will cause further damage. Contact us and we will give you a straight answer based on what we see.

Do structural repairs require the pool to be drained?

Most structural repairs require at least partial draining. Full draining is sometimes required. For pools with hydrostatic pressure issues, the drainage and dewatering process needs to be managed carefully to avoid the shell floating.

Will the repair be visible after it is done?

If resurfacing is done at the same time as the repair, the result is effectively invisible. If only the repair is done and the existing surface is patched, there will typically be a visible difference in colour and texture, which is something we discuss with you before starting.

Is it worth repairing an older pool or better to resurface at the same time?

If the pool needs structural repair and the surface is more than ten to twelve years old, doing both at the same time almost always makes more sense than doing them separately. We assess the surface condition during the structural assessment and give you a straight recommendation.

Do you handle repairs in gated communities in Naples and Estero?

Yes. We work across gated and HOA communities throughout Southwest Florida. Where HOA documentation is required for repair work, we manage that coordination.
